Our home inspections provide you with a complete “Picture” of the home you are planning to purchase. This will include maintenance recommendations, life expectancies of different items in the home and minor imperfections or cosmetic issues that arise.
You will need a 4 Point Inspection at some point if you are living in South Florida cities like Boca Raton, Jupiter, West Palm Beach, Miami, Ft. Lauderdale, and others. For the most part, it will be required on older homes but can be requested as soon as the home turns 5 years old.
The “Wind Mitigation” report informs the insurance company of a home’s construction in order to determine its stability in the event of high impact winds.
In a “Sewer Scope Inspection” a camera is run through the home’s drainpipe, to examine the sewer lines and other underground pipes for any flaws, imperfections or serious issues. This is the only true way in knowing the condition of your plumbing drain lines.
“Mold Air Quality” sampling tests the concentration of mold spores in your home’s air. Samples are taken from the air and are later examined under a microscope. Air tests can tell you if you have a mold problem even if you cannot find the mold growth.
A Pre-Listing Inspection is the same as a regular home buyer’s inspection, only the seller has an inspection done on their own home before they list it for sale. Sellers often do this to get ahead of potential repairs and make their home more appealing.
In a “Dock/Seawall Inspection,” dock, seawall and boat lifts are inspected for deficiencies. This will include checking the pilings, caps, decking material, fasteners and any deficiencies in the seawall.
In a “Pool/Spa Inspection” we identify items that need repair to make the pool operational, safe, and reasonable to maintain. Waypoint will also note the condition of the fence, gates, walkway, pool perimeter, slide, diving board, deck, rails, coping, lighting, structure, and other items of possible concern
An “FHA/VA Inspection” is an in-depth analysis of the home. It is looking for structural issues, hazards, and makes sure the home is in good livable condition while meeting the FHA / VA minimum property standards.
Waypoint, in association with Radalink (the national leading radon testing resource), will test for radon in your home using our AirCat Continuous Radon Monitor (CRM). The test takes several days to complete and results are uploaded to Radalink for analysis at which point a report is then generated and promptly delivered electronically.
You should always request a “Repair Verification Inspection” when a repair has taken place found during the initial inspection. For example, the roof, electrical, plumbing, or A/C are serviced it might be a good idea to call a professional like Waypoint to ensure the repair has been done properly.
A “Roof Verification Inspection” confirms the roof has been inspected (or, if necessary, repaired), is free of flaws, and is guaranteed to last for however long the certification states.
Waypoint will perform a visual “Termite/WDO Inspection” for wood destroying organisms which includes: termites, certain “wood boring” beetles, and wood decay fungi. Pretty much everyone is aware of termites, but in Florida, we include all types of organisms who “Eat” wood.
A “Septic inspection” involves asking a few questions, flushing all the toilets, and running all the water in the house to make sure the water pressure is up to par and everything is draining properly. Finally, the inspector will go out to the drain field to make sure there is no standing water, which can indicate a cesspool.
Waypoint Property Inspection East is able to perform “Chinese Drywall Inspections.” There are 2 approaches: the first is where we will visually inspect the areas that can be affected by this toxic drywall, and the second approach is where we take at a sample and send it off to a lab.
