What is a “Wind Mitigation Inspection”?

The “Wind Mitigation” report informs the insurance company of a home’s construction in order to determine its stability in the event of high impact winds. A Waypoint inspector will evaluate the roof including the shingles, roof decking, roof to wall connection, permitting, shutters, roof shape and if there is a secondary water barrier.

The State of Florida requires insurance companies to offer reduced rates for certain hurricane-resistant features.

A homeowner with windstorm insurance can often submit the results of a windstorm inspection to their insurer to obtain discounts on their windstorm insurance. In Florida, for example, premium discounts for certain favorable wind mitigation features are mandated by State law and can total 45% of the original policy’s premium.

What Features Qualify for the Wind Mitigation Insurance Discount?

Qualifying Features

  1. Roof coverings, such as shingles that meet the FBC Requirements.
  2. Roof decks that have been installed with large nails and close spacing.
  3. Hurricane clips/straps that hold the roof structure to the walls.
  4. Protection of Openings such as windows and glass doors with impact resistant glazing or other protection systems.
  5. Secondary Water Resistance that prevents the roof from leaking if the roof covering is blown off in a windstorm.
  6. Newly Constructed Homes built to the Florida Building Code since March 1, 2002
  7. Homes built to the South Florida Building Code in Miami-Dade and Broward counties after 1994.

Many Houses in Florida Qualify

Existing houses have one or more of these wind-resistive construction features and may qualify for some insurance discounts.

In addition, houses built after 1994 in the Miami-Dade or Broward counties, as well as houses built after 2002 in the rest of the state, generally have many wind resistive construction features and will likely qualify for significant credits.

What is a “4-Point Inspection”?

The “4 Point Inspection” was created after Hurricane Andrew in 1992. The Florida insurance industry uses this inspection to determine if the home has been maintained in an acceptable manner expected by the insurance market. Why Do I Need a 4-Point Inspection?

The 4 Point Inspection is a Florida Insurance Inspection. You will need this inspection at some point if you are living in South Florida cities like Boca Raton, Jupiter, West Palm Beach, Miami, Ft. Lauderdale, and others. For the most part, it will be required on older homes but can be requested as soon as the home turns 5 years old.

For example, if a house has fuses in the electrical panel, the insurance company will require that the fuses be removed and replaced with state-of-the-art circuit breakers. The insurance companies are looking to see that all areas of this inspection are in good working condition and that each item is performing in the manner in which they were intended.

If the homeowner does not comply, the insurance company has the ability to cancel the policy.

The History of 4-Point Inspections

In 2002, the legislature for the State of Florida passed a law combining two areas of the State Insurance Commission, the FRPCJUA and the FWUA. This combination of these two areas created Citizens Property and Casualty Insurance Company.

Citizens PCIC was the insurer of last resort for homeowners who live in high-risk areas or could not find insurance coverage with an admitted insurance company in Florida. This has made Citizens the largest underwriter of homeowners insurance in Florida.
